More homes are for sale in Primary DOTW, but buyers are still moving
The Real Estate Data Aggregator counted 1,620 homes for sale across Primary DOTW in the three months ending August 31, 2026. That is up 35.8% from the same period a year before. More supply means buyers have more to choose from. It also means sellers are competing harder for the same pool of buyers.
Realtor.com reported that active listings grew 5.5% year over year nationwide, topping 1.16 million homes for sale. Primary DOTW grew at a faster pace than the country as a whole, up 35.8% according to the Real Estate Data Aggregator. Your neighborhood is feeling this shift more than most.
Buyers are still writing contracts
Here is the part that surprises people. Pending sales across Primary DOTW rose 1.9%, to 1,675 homes, per the Real Estate Data Aggregator. More supply did not stop buyers from moving. It just gave them more to choose from before they did.
Sales did slip a little. The Real Estate Data Aggregator counted 1,660 homes sold, down 2.6% from a year before. Not every home sold fast. But the gap between new listings and closed sales is small, which tells you demand is real.
Rates are adding pressure for buyers
Freddie Mac put the average 30-year fixed rate at 7.40% as of October 8, 2026. CNBC reported the average contract rate for conforming loans climbed to 7.49% the week of October 7, 2026. Realtor.com noted rates crossed 7% for the first time since January 2025. That is a real cost for anyone financing a purchase right now.
Price cuts are rising nationally
Realtor.com reported that 20.8% of listings nationwide took a price cut in September 2026, the highest share since October 2022. That is a national figure, not a Primary DOTW count. But it tells you the direction sellers are facing when they price too high.
Some ZIP codes moved fast. Others slowed down.
The area is not one market. The Real Estate Data Aggregator shows wide differences across ZIP codes in the three months ending August 31, 2026. Some are quick. Some have slowed noticeably.
ZIP 98201 had a median of just 8 days on market, 8 days shorter than a year before, per the Real Estate Data Aggregator. ZIP 98087 sat at 32 days, 15 days longer than a year before. Same broad area, very different story.
How many homes went under contract within two weeks
Speed is one signal of demand. The Real Estate Data Aggregator tracked the share of homes that went under contract within two weeks of listing in each ZIP code.
Median sale prices across the area
Prices moved in different directions depending on the ZIP code. The Real Estate Data Aggregator shows the range below for the three months ending August 31, 2026.
Some prices dipped. ZIP 98012 fell 10.1% to $931,000. ZIP 98021 fell 10.6% to $1,185,000. ZIP 98290 rose 17.3% to $955,000. ZIP 98020 rose 9.1% to $1,200,000. The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Local results here are mixed around that national figure.
What this means if you are selling
More homes for sale means buyers can be choosier. Realtor.com reported that nearly 1 in 5 listings nationwide took a price cut in September 2026. Homes that are priced well and prepared well are still moving. Homes that are not are sitting longer.
In ZIP 98201, the average sale price was 100.2% of list price, per the Real Estate Data Aggregator. In ZIP 98012, it was 98.6%. That 1.6-point gap sounds small. On a $931,000 home, it is real money.
What this means if you are buying
More supply is real. The Real Estate Data Aggregator counted 35.8% more homes for sale than a year before. That is more options. But in ZIP 98203, 58.3% of homes still went under contract within two weeks. More supply does not mean slow markets everywhere.
Rates are a real factor. Freddie Mac put the 30-year fixed at 7.40% as of October 8, 2026. That shapes what a monthly payment looks like right now.
