More homes are on the market in Primary DOTW, but buyers are still moving

More homes are sitting on the market. That is the clearest thing the numbers say right now. For sellers, it means buyers have more to compare your home against. Pricing and prep matter more than they did a year ago.

The Real Estate Data Aggregator counted 1,620 homes for sale across Primary DOTW in the three months ending August 31, 2026. That is 35.8% more than the same period last year. Realtor.com reported that active listings nationwide grew just 5.5% year over year. Our area is adding inventory much faster than the country as a whole.

Here is the part that matters for both sides: buyers did not disappear. The Real Estate Data Aggregator counted 1,675 pending sales in the same period, up 1.9% from a year before. Demand is quieter than it was, but it is still there.

Rates are a real factor right now

Freddie Mac put the average 30-year fixed rate at 7.32% as of October 22, 2026. The 15-year averaged 6.68%. Realtor.com reported that rates climbed above 7% for the first time since January 2025. That slows some buyers. It also means the ones still writing offers are serious.

Price cuts are showing up nationally. What about here?

Realtor.com reported that 20.8% of listings nationwide took a price cut in September, the highest share since October 2022. That is a national number. The local picture varies a lot by ZIP code, as you will see below. Some areas here are still seeing homes sell above list price.

How each ZIP code looked

The Real Estate Data Aggregator tracked the three months ending August 31, 2026 for each community. The numbers tell different stories depending on where you are.

Who is still selling above list price?

Even with more inventory, some homes are still getting over-ask offers. The Real Estate Data Aggregator shows that in Everett 98203, 58.3% of homes went under contract within two weeks of listing. That share rose 16.9 points from a year ago. Edmonds 98020 saw 53.1% go under contract that fast. Everett 98201 came in at 49.6%, up 5.6 points.

The Real Estate Data Aggregator shows the sale-to-list ratio in Edmonds 98020 was 100.7%. Everett 98201 and Lake Stevens 98258 both came in at 100.3%. Everett 98208 was 100.3% as well. Homes priced right in those areas are still getting full price or a little more.

Where inventory jumped the most

Not every ZIP saw the same inventory surge. The Real Estate Data Aggregator counted homes for sale up 78.9% in Everett 98204 and up 73.3% in Edmonds 98020. Mukilteo 98275 rose 62.5% and Everett 98208 rose 55.8%. More supply in those areas gives buyers real choices. Sellers there need to stand out.

One bright spot: Snohomish prices rose sharply

Snohomish 98290 was the one ZIP where the median sale price jumped clearly. The Real Estate Data Aggregator put it at $955,000, up 17.3% from the same three months in 2025. Edmonds 98020 also rose, up 9.1% to $1,200,000. Those two stand apart from most of the area, where prices dipped a little.

The national picture adds some context

The Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026. Redfin reported that U.S. home prices rose 3.8% year over year in September, the fastest annual growth since June 2025. Our area is softer on price in most ZIP codes, but still moving on volume.

In short
  1. Inventory is up sharply across Primary DOTW, up 35.8% per the Real Estate Data Aggregator, far ahead of the 5.5% national gain Realtor.com reported.
  2. But pending sales still rose 1.9%.
  3. Buyers are here.
  4. They just have more to look at.
  5. Homes that are priced well and show well are still selling fast, sometimes above list.
  6. Homes that are not are sitting longer.
  7. One street can read very differently from the ZIP code as a whole.
